Designed as part of a 3-month competition alongside some of the world’s leading architectural and land planning firms, RAD distinguished itself with a comprehensive approach that incorporated a revolutionary land planning concept alongside an ownership mentality to create an integrated proposal for a 3 sports stadium within Seattle’s downtown area on behalf of Canadian based developer Aquilini Investment Group. In contrast to our competitors and existing mega stadium projects commissioned over the last 10 years, who created sprawling architectural monuments with both low utilization rates and occupiable space ratios despite their enormous costs, our design, and plan integrated the support facilities found surrounding a stadium district as structural and occupiable elements which would act as the column network for a larger architectural feature, providing more rentable space with significantly reduced engineering requirements and lower overall costs. As part of the project proposal, RAD performed a thorough yield on-cost analysis through both an in-depth construction pricing evaluation and a study of potential revenue sources within the stadium structure and the support facilities to create a worthwhile investment for both the developer and the municipal stakeholders subsidizing the project.
