Malibu Hotel

Part of an master plan and entitlement study performed on behalf our development partner. This project, located in the heart of Malibu’s carbon beach, represents a unique opportunity to uncover a higher and better use through the repurposement of the site’s existing improvements. By preserving the existing structure the strategy simplifies the city of Malibu’s extremely lengthy and risky Local Coastal Plan Amendment process, by removing the standard environmental impact report process typically reserved for new construction through a simple renovation permit process reducing a 5 year + entitlement process to just over 2 years. By taking advantage of the existing non-conforming square footage, the project is larger than what could be built under today’s zoning codes and can be delivered for significantly less overall construction costs due to the robust construction methodology used to assemble the current building. Additionally due to the cosmetic nature of the work, and the amenity nature of the proposed hotel usage, the project will have a reduced traffic impact along the sensitive Pacific Coast Highway corridor thus drawing less opposition from the local community and local governing bodies.
